Dear Mr. Seaman:
In its meeting of 17 April, the Commission of Fine Arts reviewed a final submission for a new residential building at 6th and M Streets and Maine Avenue, SW, on a site designated as Parcel 11b of The Wharf redevelopment plan for the Southwest waterfront (case number SL 14-078). The Commission approved the final design with the following conditions, the review and approval of which is delegated to the staff.
The Commission members expressed appreciation for the refinement of the design as part of the larger waterfront redevelopment effort. However, noting their prior concern about the design of the sunken terraces at ground–floor units, they requested more documentation of these terraces in relation to the other public space elements along 6th Street and M Place, SW. Observing that the tree species selected for the site perimeter—willow oak—has a large and spreading canopy, they suggestedthe consideration of a species more appropriate for the narrow space available on this site. Finally, they recommended reducing the slope and projection of the cantilevered roof on the tower at the building's southwest corner.
To complete the final approval of the project, please coordinate the submission of the requested additional documentation and design modifications with the staff which, as always, is available to assist you.
